Appraisal Frequently Asked Questions
How much does an appraisal cost?
Fees depend on the property, its size and the purpose of the report. Request a quote with the address and I will give you a firm number.
How long does it take?
Most residential reports are delivered in 5 to 7 business days from the inspection. Tell me your deadline and I will say whether I can meet it.
What happens during the inspection?
I walk the property, measure it, photograph it and note its condition and any updates. It usually takes 30 to 60 minutes, and you do not need to prepare anything special.
Do you work with attorneys and estate planners?
Yes. I regularly prepare estate, divorce and other reports for attorneys, and I can explain my findings to your clients.
Can you review an appraisal someone else did?
Yes. I offer appraisal review, backed by 14 years of national review experience.
Which counties do you serve?
Anoka, Carver, Dakota, Hennepin, Ramsey, Scott and Washington counties.
Is your license current?
I am a Minnesota Certified Residential Appraiser, license 4003511. You can verify it with the Minnesota Department of Commerce.
Do you give opinions on what a property will sell for?
An appraisal gives a supported opinion of market value as of a specific date. It is not a guarantee of a sale price.
